A STEP-BY-STEP FIRST TIME SELLER'S GUIDE

STEP 1: DETERMINE WHY YOU ARE SELLING
What do you want to achieve by selling your home? Are you hoping to make a specific amount of money to put toward acquiring a larger or nicer property? Or do you need to sell quickly to facilitate a move to a new city or area? Understanding your needs will help you craft a better selling strategy. For instance, if you need to sell your home quickly, you might consider pricing it lower than if your goal is to achieve a certain profit margin. Be sure to communicate your needs to your realtor once you select one, so they can adjust the selling price accordingly.
STEP 2: Choose a Realtor
There’s no doubt that your real estate agent significantly impacts whether your home sells quickly, how much you receive for your property, and your overall experience during the process. Therefore, it’s wise to ask, “Why should I choose you to sell my home?” The best way for me to answer that question is through a personal consultation meeting.
I will visit you at your home, explain how I work with clients, and provide you with an initial estimate of what to expect regarding selling price and timing. This meeting will allow us to get to know each other; I can share my skills and experience, while you can ask questions to determine if we are a good fit.

STEP 3: DETERMINE SELLING PRICE
Pricing your home correctly is one of the most crucial steps in the selling process. Setting a fair price from the start will attract more interest from real estate agents and potential buyers. If you overprice your home, it may lead to decreased interest, while underpricing could result in selling for less than its actual value. The best way to determine the right selling price is to work with an experienced real estate agent. They can analyze the prices of comparable homes, assess the current market conditions, and may even recommend a home appraisal.
STEP 4: START PREPARATIONS
If you've maintained your home in impeccable condition since you moved in, you're among a small group of homeowners. Once you determine the price of your home, it's time to prepare it for potential buyers. This process involves decluttering, depersonalizing the space so buyers can envision themselves living there, making minor repairs, and performing a thorough cleaning to ensure your home is in excellent condition. Painting is one of the most effective ways to refresh your home. I offer a range of services to assist you with this process. If staging is necessary, I can help arrange that as well. Additionally, I can provide staging services and ensure your home is ready for photos and showings.


STEP 5: Developing a marketing strategy

STEP 6: Open For Showings
"Show Ready" is a term used in real estate to indicate that a home is prepared and available for potential buyers to view.
Keeping your home impeccably clean, well-organized, and inviting for every prospective buyer can lead to a quicker sale and better offers. Sellers should embrace convenience whenever possible.
Being ready for showings at all times increases the likelihood that potential buyers will schedule a visit and consider purchasing your home.
I will provide you with strategies to keep your house "show ready."


STEP 7: REVIEW OFFERS
Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over.
We will evaluate each offer and make sure the party making the offer is prequalified or pre-approved by a mortgage lender and that their offer is acceptable to you.
If the offer is too low, you can make a counter-offer or offer other ways to bridge the gap, such as covering some or all of the closing costs, making repairs, adjusting the move-in date, or leaving some appliances or fixtures for the new buyer.
STEP 8: ACCEPT AN OFFER
Once we determine that the offer is acceptable, we will review the proposed contract to ensure everything is in order. This includes confirming essential components such as the deposit amount, down payment, financing, inspection, and closing date. When both parties agree to all terms, a confirmation of acceptance will be signed on the Agreement of Purchase and Sale, and the offer will become a legal contract between the Buyer and Seller. I will guide you through the next stages, outlining the timeline that needs to be followed and the commitments each party has agreed to.


STEP 9: CLOSING DAY
You are about to complete an important chapter in your life. Closing on the home you are selling means you are passing on the legacy of your property to the new buyer. This is an opportunity to collaborate with your realtor to finalize essential details, such as canceling utilities and services, while also ensuring a smooth transition for the new owner. Take pride in providing instructions for the appliances remaining in the home. As you meet with your lawyer to sign the necessary documents, remember that you are facilitating a new beginning for both yourself and the new owner.
